What Are Waterfront Homes Selling For on Forest Lake Right Now?
The range is wide. That's the first thing to understand.
Closed sales go from $290,000 on the low end — a dated small cabin on the south bay — all the way to $2.35 million for a 5,612 square foot custom build on the main bay. The average sits somewhere around $750,000 to $850,000 for a move-in ready lake home.
Right now there are 22 active waterfront listings on Forest Lake. Median listing price is around $450,000. Homes that are priced and presented correctly are selling in about 36 days. The ones sitting past 100 days almost always have the same problem. The price got ahead of the comps.
What Does $500,000 to $700,000 Get You on Forest Lake?
Realistically: a 1,400 to 2,000 square foot home, built between 1950 and 1990, on the lake with a workable dock setup. Not new. Probably needs updating at some level. But on the water.
This is where most buyers in the corridor start their search. It's also where the most competition lives.
Homes in this range on Forest Lake move fast when priced honestly. Slow when they're not. I've watched homes in this range close in 10 days at 104% of list price. I've watched nearly identical homes sit for 178 days because the seller needed $30,000 more than the comps supported.
What Does $800,000 to $1.2 Million Get You?
More square footage. Better finishes. Often more frontage.
At this price point you're looking at homes in the 2,000 to 3,500 square foot range, updated kitchens and baths, composite decking, quality dock setups. Some newer construction in this tier too.
The main bay premium is real. Homes with western exposure on the main bay — the ones where you're watching the sunset from the dock — command more per square foot than equivalent homes on the interior bays or channels.
What's the Most Important Thing to Know Before Buying on Forest Lake?
Bay matters more than most buyers realize when they start looking.
Forest Lake has a main bay, a north bay, a south bay, and several interior channels. A home listed as "on Forest Lake" on the main bay and a home listed as "on Forest Lake" tucked into a back channel are not the same purchase — not in lifestyle and not in resale value.
Ask specifically which bay before you tour. Ask about water depth at the dock. Ask about neighbor proximity and boat traffic patterns in summer.
