It’s a simple question, but the answer is rarely as straightforward as people expect.

In a traditional neighborhood, homes are often similar in size, layout, and location. That makes comparable sales relatively easy to interpret.
Lake homes are different.
Two properties on the same lake can vary dramatically in value depending on factors like:

- water depth at the dock
- lot width
- privacy from neighbors
- view orientation
- long-term redevelopment potential
Because of this, estimating value requires looking at more than just square footage or recent sales.
