I work with relocating buyers who make an offer before ever setting foot on the property more often than you'd guess, usually because a job start date won't wait for a house-hunting trip. It can work. It just requires trusting the right things to the right person.
What a video walkthrough actually can't tell you
Photos and video show square footage and finishes. They don't show you the actual water depth off the dock, which direction the sun sets relative to your evening deck time, how close the neighbor's dock sits to yours, or what the shoreline looks like when it's not staged for a listing. On a lake home, those details often matter more than the kitchen countertops, and they're exactly the things I walk every property for before I'll recommend it to a sight-unseen buyer.
What to lock down before you commit
Get real numbers on the septic system's age and any compliance requirements for your specific county, since that varies across the metro and isn't always obvious from a listing. Confirm which school district actually serves the address, not just the city name, since district lines don't always match city boundaries in this area. And get an honest read on the dock and shoreline condition, since that's the piece most likely to surprise a buyer who's only seen photos.
Why the inspection period matters even more here
For a relocating buyer, the inspection period isn't just a formality, it's your real first look at the property. Don't waive it to compete on price if you haven't physically seen the home. A strong offer with a real inspection period beats a waived-contingency offer on a property you're trusting to photos alone.
