White Bear Lake Home Values in 2026

Why Some Lake Owners Are Quietly Considering Selling

By Ornell Group

White Bear Lake has always been one of the most desirable waterfront communities in the northern Twin Cities.

Deep water.
Historic homes.
Sailing culture.
And one of the most established lake communities in Minnesota.

But something interesting has been happening lately.

More lake homeowners are quietly asking the same question:

“If we were ever going to sell… should we do it now?”

Not because demand is weak.
Actually, because demand remains strong and inventory continues to stay limited.

Very Few Homes Actually Sell Each Year

White Bear Lake is large, roughly 2,356 acres, with nearly 25 miles of shoreline.

But that doesn’t mean many homes come to market.

Most owners stay a long time. Often decades.

And when you remove cabins, tear-downs, and older cottages, the number of homes that truly fit what today's buyers want becomes even smaller.

That’s one reason waterfront homes here tend to attract attention when they come available.

Many buyers simply wait for years for the right property.

Lake data and historical information can be explored through the Minnesota Department of Natural Resources lake database:

Demand From Relocating Buyers Remains Strong

The Twin Cities continues to attract executives relocating for companies like 3M, Medtronic, and Boston Scientific.

Many of those buyers immediately focus on lakes.

They want:

• water views
• privacy
• strong school districts
• proximity to both downtowns

White Bear Lake checks all of those boxes.

It also offers something many lakes don't: a true downtown lake town with restaurants, coffee shops, and marinas within walking distance.

That lifestyle combination is hard to replicate.

Many Long-Time Owners Are Entering a New Phase

A lot of lake homes were purchased 15–30 years ago.

Today those homeowners are thinking about different priorities.

Sometimes it’s downsizing.

Sometimes it’s building a newer home nearby.

Sometimes it's simply simplifying lake maintenance.

Interestingly, many sellers aren’t leaving the area at all. They’re simply moving from lakeshore to newer construction near the lake.

That trend has grown noticeably over the past few years.

Timing Matters More With Waterfront Homes

Lake homes move differently than traditional residential properties.

The buyer pool is smaller.

Seasonality plays a role.

And presentation matters more.

When waterfront homes are prepared correctly and introduced to the market strategically, they often generate strong interest early.

But small mistakes — pricing, photography, timing — can dramatically change the outcome.

That’s why preparation matters.

Preparation creates leverage.

A Conversation Worth Having

For many homeowners, selling isn’t something they’re planning to do tomorrow.

But it’s something they’ve begun thinking about.

And sometimes it simply starts with understanding:

• what buyers are currently paying
• how demand is changing
• what updates actually move the needle

Waterfront real estate moves differently.

And the best strategy is usually developed long before a home ever hits the market.
