The Numbers Right Now
The overall White Bear Lake market is sitting at a median listing price around $350,000 for all homes. But that number doesn't mean much if you're specifically thinking about lake property.
On the water, it's a different conversation entirely.
Active waterfront listings on White Bear Lake are currently averaging over $1.5 million, with the top end pushing toward $7.4 million. Inventory is thin — fewer than 20 active waterfront listings at any given time this spring. That's not unusual for this lake, but it matters a lot for buyers trying to time their move.
Days on market for the broader White Bear Lake area came in around 23 days this past April — down significantly from the same time last year. Homes are moving. The sellers who prepared well are winning.
What This Means If You're Buying
White Bear Lake is one of the most established lakes in the Twin Cities metro. It's not a hidden gem — people know it, which means demand stays consistent and inventory stays low.
If you're targeting lakeshore on White Bear, you need to move decisively when the right property comes up. The buyers who hesitate to "see what else comes on the market" are usually the ones calling me six months later asking if anything new has listed.
A few things I tell every buyer looking at this lake:
Understand what you're actually buying. White Bear Lake has different sections — some with sandy shoreline, some with docks and boat lifts that transfer, some with association restrictions. The address alone doesn't tell you what lake life will look like on that specific lot. You need someone who knows the shoreline, not just the MLS.
Get pre-approved before you start seriously looking. Lakeshore sellers are not going to negotiate on timeline for a buyer who isn't ready. The best listings rarely sit long enough to figure out financing after the fact.
Know what drives value on this lake. Lot frontage, water depth, southern exposure, dock rights, proximity to the public boat launch — these things move the needle on what a property is worth. Square footage matters less here than it does two miles inland.
What This Means If You're Selling
If you're a lakeshore homeowner on White Bear and you're thinking about selling in the next year or two, the market is working in your favor — but only if you approach it right.
Lake homes are not commodity real estate. The pool of qualified buyers is smaller and more specific. They're not just looking for square footage and school districts. They're buying a lifestyle, and how you present that lifestyle in photos, in marketing, and in how the home is prepared makes a measurable difference in what you walk away with.

The buyers who do well on this lake know what they want and are ready to act. The sellers who do well on this lake prepared before they needed to.
That's the market. And it's the same market it's been for the 10+ years I've been working these lakes.
