Bald Eagle is 1,049 acres in Hugo, White Bear Township, and White Bear Lake. It's 20 minutes from St. Paul. It has some of the best muskie fishing in the east metro. And it's priced meaningfully below White Bear Lake for comparable homes.
That gap won't last forever.
What Are Homes Selling For on Bald Eagle Lake?
From real closed MLS data across the past two years:
The range runs from $650,000 for a dated home on a smaller lot up to $1.7 million for a custom newer build with significant frontage. The sweet spot for move-in ready, updated waterfront runs $850,000 to $1.25 million.
Lots on Bald Eagle have been trading in the $540,000 to $635,000 range for larger parcels. One nearly-acre lot is currently sitting — the market is telling you something about pricing expectations at that level.
How Does Bald Eagle Compare to White Bear Lake?
White Bear Lake starts around $575,000 for smaller dated homes and runs past $3.25 million on the south shore. The average active listing on White Bear is over $1 million.
On Bald Eagle, a comparable home on comparable frontage runs $150,000 to $250,000 less. You get the same north metro access, the same Centennial or White Bear school districts, and a lake that's less crowded and more fishing-oriented.
The trade-off: White Bear Lake has stronger name recognition and a deeper buyer pool when you eventually sell. Bald Eagle is gaining fast.
What Buyers Need to Know About Bald Eagle Lake
Muskie fishing is serious here. If you're a buyer who wants a fishing lake — not just a boating lake — Bald Eagle belongs on your list. The DNR stocks it intentionally. The muskie community on this lake is loyal.
Water clarity can soften in late summer near certain bays. Ask specifically about the area you're considering before you make an offer.
The lake borders White Bear Township and Hugo. Property taxes and school district assignment vary by parcel. Confirm your specific lot's municipality before closing.
Dock permits on Bald Eagle are issued through the appropriate jurisdiction. Know your riparian rights before you assume what you can put in.
Is Now a Good Time to Buy on Bald Eagle Lake?
Yes. Here's why.
The gap between Bald Eagle and White Bear Lake pricing is real but compressing. Buyers who got into Bald Eagle five years ago made good decisions. The buyers who get in now are buying in before the next wave of price discovery.
New construction is active in Hugo. The Joshua Markum Builders product on Bald Eagle — lakefront new construction at the $1.6 million level — is setting new standards with Ornell Group.
When new construction pushes comps up, existing home values follow. That's the window.
