Short answer: At Freddie Mac's October 15, 2026 average of 7.40% on a 30-year fixed, a $2 million lake home with 20% down runs about $11,080 a month in principal and interest. At the January 2021 record low of 2.65%, the same loan was about $6,450. Taxes, insurance and lake upkeep come on top of that.
You've found a lake home in the $2 million range and you want the real monthly number before you fall for it. Here's the math I walk buyers through.
What's the payment on a $2 million lake home?
Put 20% down and you're borrowing $1.6 million. On a 30-year fixed at 7.40%, principal and interest is about $11,080 a month.
Same house, same loan, at the 2021 low of 2.65%? About $6,450. That's roughly $4,630 more every month, or about $55,600 a year. This is not 2021.
Is a $1.6 million loan a jumbo loan?
Yes. The FHFA set the 2026 baseline conforming loan limit for a one-unit home at $832,750. Anything above that is a jumbo loan.
Freddie Mac's weekly average isn't a jumbo quote. Jumbo rates, down payment rules and reserve requirements vary by lender, so get a real quote from a lender before you shop. I'm a Realtor, not a lender. I'll connect you with people who do this every day.
What does $2 million buy on a north metro lake?
North metro lakeshore trades roughly $350 to $600 per square foot, depending on the lake. So $2 million can mean a lot more house on one lake than on the next.
For a reference point, recent new builds on Centerville Lake ran about $1.45 to $1.7 million. Which lake you pick moves the number more than anything else.
Do buyers have more choices right now?
Across the Twin Cities, yes. Minneapolis Area REALTORS reported 12,411 homes for sale in September 2026, up 11.2% from a year earlier. Homes took 48 days to sell, up from 44, and sold for 97.7% of original list price.
Those numbers cover the whole metro, not just lakeshore. But the direction matters. More inventory means more room to negotiate on the right house.
How can you bring the payment down?
A bigger down payment, a shorter or adjustable loan, or a rate buydown paid by the seller can all change the monthly number. Each has trade-offs, and your lender is the one to run them.
My side is the price and the terms. On a home that's been sitting, a seller credit toward your rate can be worth more than a price cut.
Quick FAQ

Is a $1.6 million mortgage a jumbo loan? Yes. It's above the 2026 baseline conforming loan limit of $832,750, so jumbo lending rules apply.

Are there more homes for sale in the Twin Cities now? Yes. Inventory was up 11.2% year over year in September 2026, per Minneapolis Area REALTORS.
Will rates come down? Nobody can promise that, me included. Buy a home you can afford at today's rate, and refinancing later is a bonus, not the plan.
