More than most sellers realize, and buyers at the higher end already know this.
I bring up clarity data with sellers more than almost any other lake statistic, because it's one of the few numbers that's both objective and directly tied to price. It's not a feeling about how the lake looks. It's measured, tracked over time, and it shows up in what buyers are willing to pay.
What the research actually shows
A Minnesota hedonic pricing study looking at 37 lakes found that water clarity had a positive, measurable effect on lakeshore property values in every model tested. The size of that effect varied significantly by lake, from just over a dollar to several hundred dollars per front foot for each one-meter improvement in clarity, depending on the specific lake and its market. That range is wide because clarity matters more on some lakes than others, but the direction is consistent. Clearer water supports higher prices, full stop.
That study is dated now, and I wouldn't hand a seller an exact dollar figure from it and call it current. What it establishes, and what still holds, is that clarity is a real, quantifiable value driver, not a soft selling point.
Why this shows up more on some lakes
White Bear Lake is a good example of why this matters. Clarity there has improved substantially over the decades, from roughly 1.7 meters average in the 1970s to consistent readings in the mid-3 to mid-4 meter range in recent years, placing it in the 93rd percentile statewide for summer clarity. That's not a marketing line, it's measured water quality data, and it's part of why the lake commands the pricing tier it does.
What this means for you
If you're selling on a lake with strong, documented clarity, that's a legitimate part of your pricing case, not just a lifestyle detail in your listing photos. If you're buying, ask about clarity trends the same way you'd ask about a school district or a commute time. It's one of the few waterfront value drivers you can actually point to a number for.
