The reach has to be right. Lake buyers aren't all local. A lot of them are coming from the Cities, from out of state, from families who've vacationed on this lake for years and finally have a chance to buy. You have to put the home in front of all of them, not just whoever happens to be browsing Zillow that week.

The pricing has to be honest. Lake homes don't comp like other homes. Frontage, lake quality, dock setup, water depth — they all matter, and they all move the number. Pricing a lake home well takes someone who actually knows the lake, not just the neighborhood.
