I watched a $5.9 million listing on White Bear Lake expire after 274 days on market. Around the same time, a home on Cottage Park Road closed in 18 days at $2.7 million. Same lake. Very different results.
It's a pricing discipline problem, not a house problem
The difference wasn't condition, location quality, or marketing effort. It was whether the asking price matched what buyers with real money were actually willing to pay. Buyers shopping at this level are sophisticated. They've seen the comps. Many have advisors reviewing the numbers with them. Pricing above what the market has actually supported doesn't create urgency, it creates a standoff, and standoffs turn into 200-plus days on market.
Why sellers overshoot
It usually comes from anchoring on the most optimistic number a seller has heard, an appraisal from a few years ago, a neighbor's asking price rather than sale price, or a number that reflects what the seller needs rather than what the market will support. None of those are the same thing as a real comp.
What this means for you
Price at what your specific shoreline segment has actually closed at recently, not at what you need it to be worth or what the highest active listing on the lake is asking. The homes that move quickly are priced to match real, closed data from day one. The homes that sit are almost always priced to match a hope.
